At a glance
Who we’re for: UK landlords and directors who want to sell a limited company that owns £1m+ of rental property, without selling the properties one at a time or moving tenants out.
What we do: We sell the company with the properties inside it, as a share sale, with lender terms lined up before any buyer sees it. We call this Mortgage-First.
Where: England and Wales. Run from Hedge End, Southampton.
Why landlords choose us: You pay us nothing. The buyer pays 2% on completion. Every seller gets a free Fast-Track Legal Dossier and fixed-fee panel solicitors. If we haven’t lined up lender terms and a matching buyer within 90 days, we keep going for another 90 at no cost. Registered with the Property Redress Scheme (PRS060897), the ICO and HMRC for anti-money-laundering supervision.

Most agents find a buyer and hope the lending fits. We do it backwards.
We aim for a price that’s acceptable to you, and one a buyer will actually pay — backed by a lender before a buyer sees it.
One buyer. One lender. One timeline.
You keep collecting rent until completion. Tenants stay. No Ground 1A notices, no empty rooms.

- 02Check lender appetite
Lender appetite checked. Through SPV Mortgages: rent roll, tenancies, locations, concentration, company accounts.
- 03Set a lender-style price range
Price range set. The approach valuers and credit teams use — a number more likely to stand up.
- 04Secure credit-backed terms first
Credit-backed terms agreed. Credit teams, not sales reps. The finance is lined up before we introduce a buyer.
- 05Build a Portfolio Condition Pack
Condition Pack built. Photos, short walkthroughs and certificates on a sample of units.
- 06Plug in a buyer who fits that mortgage
Buyer plugged in. They know the lender’s appetite and the discount before they start.
- 07One sale, in months not years
One sale, one completion. Your exit, without an eight-year slog.
The company is sold. The cash is in your account.

“Selling a portfolio and buying one are the same job, seen from two sides.”
I’m Jonathan Veers. I’ve helped people get property loans since 2007, and worked with company landlords since 2018 through SPV Mortgages. Now I work on £1m+ deals, buying and selling. I’m not a tax adviser or solicitor — you can work with mine, and get your money in months without friction.

Is this for you? Be honest.
- Your company’s property is worth about £1m or more
- You want to sell in the next 3 to 36 months
- You want the number, not another project
- You want your tenants to stay
- You want a price that holds at valuation
- You own one or two properties
- You want top price for every single property
- You’re happy to sell slowly over many years
- You only want a free guess at the price
- You won’t give one agent sole selling rights
What landlords ask first.
A share sale. The buyer buys your company, and the properties, tenancies and mortgage history stay inside it. No property changes hands, so the tenants stay put. The buyer pays stamp duty on the shares, not SDLT on each property. Your panel solicitor confirms how this applies to your company.
Most buy-to-let lenders treat a change of owner as a reason to repay the loan or to approve the new owner. That’s why most company sales fall over late. We start with the lender. Before any buyer sees your company, we have credit-backed terms ready to refinance at completion, so the buyer arrives with the funding already in place.
On paper, yes. A buyer taking the whole lot in one go, with tenants in place, will pay below the “perfect” price you might get over many years selling each one empty at the very top of the market. The question is whether that discount still leaves you with more, net of tax, voids, fees and time. That’s exactly what the calculator is there to show you.
Your tenants stay, and nothing about their tenancy changes. Many of the owners we talk to have tenants of ten or twenty years’ standing. This is the route where you never serve notice on any of them. Buyers will check gas safety, electrical safety, EPCs, deposit protection and licensing. The Condition Pack shows any gaps before a buyer finds them, so they get fixed or priced in rather than knocking money off late in the deal.
Usually the opposite. When the company sells a property, the company pays tax on the gain — and then you pay tax again to get the money out of the company. Sell the shares instead and there is one tax charge, not two. Run both routes in the calculator and show the result to your accountant.
We aim to complete in 3–6 months from a complete Condition Pack. Lender terms come first, then matched buyers. If we haven’t produced lender terms and a buyer who fits them within 90 days, we keep working for another 90 days at no cost. That’s a promise of continued work, not a guarantee of a sale.
We act as your selling agent and deal packager under our Terms of Business and Sole Selling Rights Agency Agreement, and are paid by the buyer in ordinary cases. You alone decide the price and whether to accept any offer. You should take your own tax, legal and accountancy advice.
No. The Clean Exit Pack and calculator are estimates only. They help you see the shape of the gap between routes. They are not tax, legal or investment advice. Take the outputs to your accountant and solicitor before deciding anything.
Buyers get a Deal Presentation Brochure built from your Condition Pack: rent roll, occupancy, rent cover, valuation basis, lending position and compliance status. It’s shared only with buyers who have passed our ID and anti-money-laundering checks, and only with your permission.
No. In broad terms the company is taxed on its gain — what the properties are worth now against what it paid — not on the whole sale price. The calculator shows this line by line, and your accountant confirms it before you commit to anything.
A buyer cannot pay more than their lender will fund. If a valuation comes in short, we look at alternative structures (for example, deferred consideration or keeping a minority shareholding) that might keep the deal alive, if the buyer, lender and your advisers agree. Sometimes the right answer is to adjust or walk away.
Then a one-go company sale may not be realistic right now. In that case you’ve still gained clarity from the calculator, scorecard, Pack and Fast-Track Legal Dossier, and under our Mortgage-First Release Promise we will offer to step aside after a reasonable attempt, so you’re not stuck.
Finance for buyers is arranged by SPV Mortgages. Regulated mortgage advice is provided via Connect IFA Ltd, authorised and regulated by the Financial Conduct Authority. The FCA does not regulate some aspects of buy-to-let and commercial mortgages.
They are sister companies. Sell Your SPV is the selling agent and deal packager: we market your company, find the buyer and run the sale. SPV Mortgages specialises in loans to buy whole portfolios and sets up the buyer’s loan. The buyer pays SPV Mortgages a £500 fee plus 0.5% of the loan, capped at £3,000. None of that is charged to you.
Don’t guess. See it side by side.
